Design & Build Process

Developed and honed over time, we’ve discovered what works best for our clients and have implemented proven processes for every project.

Phase 1

Consultation

Let’s get to know eachother!

Following a brief telephone introduction call, we will schedule a ‘get acquainted’ meeting to discuss ideas, details of the work to be performed, as well as review potential design options for your home renovation, office remodeling, or new construction project. A personal meeting is very important to our process. This allows us as your contractor to work accurately with you on design and budget until you are satisfied with the scope of the project.

During the meeting, we take photographs of your surroundings. We ask to see the major areas of your home, office or facility even if you are not requesting our assistance in those areas. Our intent is to create continuity in all areas of your environment — we want it to “flow”. Even if we do not work in every room, we will nonetheless take all parts into consideration. You will be happier with the final design scheme if everything is studied as a whole.

Proposal

Let’s show you what we got!

After the initial consultation, Swidel begins the creative process of developing a design and scope of work individually suited to your needs. Materials selected, flow and style are considered and floor plans are developed. After a few weeks you are invited to the Swidel Group Office on Warfield in San Antonio for your Presentation, or at the location of your choosing. Your comprehensive design scheme is displayed digitally using a 3D rendering and photographs. Using the photographs and 3D design we literally “walk through” your home or business. You see every aspect of your design — anything necessary for us to give you a clear mental picture of your transformed environment. At this time, prices are presented for each specific item (Swidel Group strives to give detailed labor and material breakdowns) that we recommend and minimum purchase amounts are discussed.

At Swidel Group, we provide accurate prices from the outset – another example of our open communication procedures. At this time, we will now review your detailed scope of work and cost breakdown, answer any questions you may have about the proposal and note any changes you may have to the proposed project. Once a contract has been agreed upon, the pre-construction process can start totake place.

Pre-Construction

Phase 2

Site Preparation and Protection

Let’s get ready!

Before the actual construction work begins, we will take measures to cover and protect certain areas of your home or commercial job site that adjoin the work area in order to keep them as dust and scratch free as possible throughout the project.

Execution

Let’s get to work!

Before the actual construction work begins, we will take measures to cover and protect certain areas of your home or commercial job site that adjoin the work area in order to keep them as dust and scratch free as possible throughout the project.

Weekly Meetings

Let’s collaborate!

On most projects, there will be a weekly meeting set up. This creates the opportunity to discuss decisions to be made, unforeseen complications and generally check in with each other to discuss how things are going.

r

Change Orders

Let’s adjust!

Once the project is underway, any change to the scope of work must be documented and approved in a change order. We don’t present surprise bills for extra work at the end of the project. Because we try to be as thorough as possible when putting our renovation proposal together, change orders are usually caused by one of three events: hidden conditions, builder inspector requests, or client changes to the original proposal.

The Final Stage

Let’s Finish This!

While the final finishes are being installed and the painting takes place, you’ll begin to really get excited about living in and using your brand new space!

Job Cleanup

Let’s clean up!

All during the home or office construction or renovation we keep the site as neat and clean as possible. At the end of the project though, the work area will be professionally cleaned.

Project Completion

We’re Done!

Our staff will constantly strive to earn your continued confidence, as our goal has always been to keep our customers 100% satisfied. The best way you can help us meet this goal is to let us know how we rate with you. We welcome any comments or suggestions that you might have to help us better serve our clients. Swidel Group offers a 1-year warranty from date of project completion and we follow up after 3 months to make sure that you are happy with the service we have offered.
